Completion – The Japanese School of Kuala Lumpur renovation project

This is a school renovation project for the Japanese School of Kuala Lumpur, affiliated with the Embassy of Japan in Malaysia. Established in Kia Peng in 1966, the school relocated to Taman Seputeh and eventually to Subang. The renovation project was launched at the end of 2019, 26 years of operation after relocating to Subang, and Plus PM Consultant was contracted for construction management work in 2020.

Plus PM Consultant conducted a feasibility study, which involved a detailed analysis of critical aspects, determining renovation areas and methods, and conducting building inspection and diagnosis to estimate construction costs. We supported the consultant selection process by establishing conditions for the tendering process based on criteria and targets identified in the feasibility study. This ensured that the Japanese School of Kuala Lumpur could confidently select local general contractors.

Despite the challenges posed by the COVID-19 pandemic, we managed to maintain project continuity through the cooperation and dedication of all involved parties, which enabled us to commence construction in 2021. The construction plan was meticulously devised as the school was in operation during the construction period, this involved scheduling around school holidays, resulting in a long-term construction period of 24 months in total. In this project, Plus PM Consultant was entrusted by the Client for the site management focusing on safety planning and quality control through regular meetings among the Japanese School of Kuala Lumpur and contractors, as well as on-site patrol and inspection.

Furthermore, our proactive value engineering (VE)* initiatives contributed to mitigating the escalation of construction costs due to the price rise caused by COVID-19. As a result, the project was completed in 2023 without any additional construction costs.
